Homeowners Associations
The Stonemark Promise. We promise to be as careful with your money as it it were our own! We will quote you a fair price, typically a lump sum, so you know how much our services will cost up front. We won't charge a percentage of the construction cost - this is a monetary reward for running up costs and is a conflict of interest.
As HOA experts, Stonemark manages capital improvements, re-pipe and plaza deck projects, exterior renovations, building settlement and slope repairs, water infiltration and problem building analysis and repairs, engineering, design, bidding, hazardous materials remediation and construction for our clients involving thousands of homes over the last twelve years. Our approach is to present options and construction plans to the Board and homeowners to foster consensus.
Performing construction in occupied homes can be challenging for everyone. Stonemark's procedures are specifically geared to focus on homeowner education and open communication.
Fairways HOA retained Stonemark to assess, plan, specify and manage repairs to our roofing project. Their experience became immediately apparent. When we received proposals from contractors in response to our Invitation To Bid, the bids were not favorable, jeopardizing our project. In order to secure proposals closer to budget, Stonemark had extensive discussions with the contractors. They provided options on the scope of work, searched for alternative materials, analyzed savings ideas, and suggested flexible terms on warranty period and construction duration. They utilized tiles from "donor' buildings to infill for a more aesthetically pleasing effect and lower costs overall. Due to Stonemark's additional efforts, we received two good proposals. In short, they thought "outside the box" on many issues in order to enable us to perform our project within our budget. Given Stonemark's experience and knowledge and the tremendous value they added to our project, we would not hesitate to retain them again in the future and recommend them wholeheartedly."
- Warren Barr, former board President, Fairways HOA
